Signing the contract and transferring ownership when selling a property
Found a suitable buyer for your property? Then you’re almost there. We explain the final steps for signing the contract and handing over the property.
Signing the contract: common problems
Difficulties can also arise once you’re on the home stretch. Comparis lists some common problems when closing a sale, and how to solve them.
House handover record
Has the purchase agreement been signed successfully? Then there’s another important step: official handover of the property.
With the handover record, you can clearly document the condition of the house or apartment at the time of handover. This will help you avoid misunderstandings later.
The handover record serves as a document for both parties (the buyer and seller). Among other things, it records in writing the condition of the rooms, any defects, meter readings and the handover of keys. Our tip: fill in the document together on site and add appropriate photos where necessary.
What fees do you have to pay when selling a house?
A house sale brings in money – but it also incurs costs. This information provides an overview of the applicable taxes and fees when selling a house.
Which taxes apply to the sale depends on where the property is located. As a rule, you must budget for property transfer tax and property gains tax. After the sale, the new property owners in certain Swiss cantons will be liable for a tax: property tax. You can find more information about taxes on property sales here.
The notary will prepare and notarize the sales contract. They will then make an entry in the land register with the new owner’s information. You will be charged a fee for this service. The amount depends on the canton and the individual notary being used. Generally, the buyer and seller share the cost of notarial services.
Estate agents receive a commission for their services. At Comparis, you’ll find information on estate agent commissions and tips about what to watch out for in your estate agent contract.
