Value with Comparis: from estimated price to market value of your Glarus Nord property
Glarus Nord was formed in 2011 from eight municipalities. Bilten, Niederurnen and Oberurnen lie in the Linthebene. Näfels and Mollis lie on either side of the Linth. Mühlehorn is on the Walensee, with Filzbach and Obstalden above it on the Kerenzerberg. Direct trains run from Ziegelbrücke to Zurich and Chur. For your property, what counts is the village, the location and the condition.
Would you like to receive an initial reference point? With the Comparis property valuation tool, you can calculate your property’s value online, free of charge. This valuation is based on your property’s location, living space, year of construction and specified features.
Once you have completed the form, you will immediately receive an e-mail from us. Please click on the link in the e-mail to confirm your e-mail address and view the estimated worth of your home. This enables them to contact you and offer an on-site, free, non-binding and professional estimation of your property’s worth.
An online assessment isn’t enough to comprehensively determine your property price: on-site valuation is necessary. Property experts from the Comparis partner network know supply, demand and price trends. They can determine a property’s fair market value by assessing various factors such as its location, its current condition and its facilities. An on-site visit is required, particularly if you are selling a multi-family house or building land. This way, important details such as location, possible uses, zone and district plans as well as building regulations can be taken into account during the valuation.

Village: The Linthebene, the village centers of Näfels and Mollis and the Kerenzerberg differ. Each location appeals to different buyers.
View and hillside location: On the Kerenzerberg, the view of the Walensee counts. Steep plots, however, make access and foundations more expensive.
Transport: The A3 motorway and the Ziegelbrücke rail hub connect Glarus Nord with Zurich and Chur. This matters to commuters.
Natural hazards: The canton’s hazard maps cover mountain torrents, landslides and rockfall. Building restrictions apply in hazard zones.
Historic preservation: For protected buildings such as the Freulerpalast in Näfels, alterations are subject to conditions.
New builds: Nearly three in four apartments for sale are new. Older apartments compete directly with these projects.
Interest rates: Mortgage rates help determine how much potential buyers can finance.
The online estimate takes around three minutes. You receive it by e-mail as soon as you have confirmed your address.
On site, the time required differs from property to property. A house in a hazard zone needs more checks than a new apartment. A written appraisal report takes extra time.

A valuation helps you set an asking price that matches the Glarus Nord market. Before granting a mortgage, your bank applies its own valuation rules. The tax value is assessed by the cantonal tax administration. It does not reflect what a buyer would pay.
If you make a profit, the canton of Glarus levies property gains tax (Grundstückgewinnsteuer). The rate rises in steps from 10 to 30 percent. If you have owned the property for under four years, a surcharge is added. The tax decreases once you have owned the property for five full years. After 30 years, it is 90 percent lower.
Was your purchase more than 30 years ago? In that case, the market value (Verkehrswert) from 30 years ago may count. It replaces the original purchase price.
If you buy another owner-occupied home with the proceeds, the tax is deferred. The deadline for this is usually two years.
The canton of Glarus does not levy a property transfer tax (Handänderungssteuer). Spouses and descendants pay no inheritance tax. Even so, a valuation helps divide an estate fairly.
