An online assessment isn’t enough to comprehensively determine your property price: on-site valuation is necessary. Property experts from the Comparis partner network know supply, demand and price trends. They can determine a property’s fair market value by assessing various factors such as its location, its current condition and its facilities. An on-site visit is required, particularly if you are selling a multi-family house or building land. This way, important details such as location, possible uses, zone and district plans as well as building regulations can be taken into account during the valuation.

Each listing is assigned by its coordinates. Listings without an exact address count only toward the city median. Municipalities follow the official Swiss directory of towns and cities. Prices shown are asking prices, not actual sale prices. Duplicate listings are counted once. A value appears only if it is based on at least 30 listings. New builds: construction year 2022 to 2030, or the label “new build”. “At city median” and “about the same” mean a deviation of up to 5 percent. Next update: April 2027.

District and neighborhood: The Centrum district is above the city median. In St. Fiden, a new-build project raises the median, while Winkeln is clearly below it.
New build or existing property: Just over a fifth of apartment listings are new builds. Without them, the median is CHF 7,281 per m².
Old Town: The Abbey District (Stiftsbezirk) has been a UNESCO World Heritage Site since 1983. Around it, protection rules limit alterations.

Transport: Quick access to the railway station, buses and the S-Bahn influences the price.
Interest rates: Higher mortgage rates reduce the budget of many potential buyers.
