1. What is the Comparis Rating?
The Comparis Rating assesses the purchase or rental price of a listed apartment or house. The rating helps you to better assess offers on the Swiss property market.
What does the Comparis Rating tell you?
The Comparis Rating is based on the grading system used in Swiss schools. It evaluates how attractive the price of a property is compared to the estimated market price. If the rental or purchase price of a property matches the benchmark price, the listing is given a rating of 4.5 (satisfactory). The cheaper the asking price compared to the benchmark price, the better the Comparis Rating.

2. How is the Comparis Rating calculated?
To evaluate and estimate property prices, Comparis has teamed up with Pricehubble, a leading expert in online home valuation.
The Comparis Rating rates the competitiveness of a property’s asking price compared to the estimated market price. The market price corresponds to the average price of comparable properties in the same residential area.
The calculation is based on transaction data of comparable properties. Criteria such as address, micro-location, property type, size, living space, number of bathrooms, parking spaces/garages, and age of the property influence the result.
The number of similar past transactions also influences the accuracy of the price estimate. If the amount of data on the property or the number of comparable past transactions is insufficient, the price of the property cannot be estimated.
Inaccurate ratings may occur in the following circumstances:
The information in the listing is incorrect or incomplete.
The property is of an above-average standard of construction.
The property is in an above-average location.

With the price trends for apartments and houses you can see how much other properties in the immediate vicinity cost. Simply choose the postcode you want and compare the prices of current and past Comparis listings.
3. Can I have a Comparis Rating deleted?
Under certain conditions, you can request that a Comparis Rating be deleted. We will be pleased to review requests containing the following information:
Written justification
Precise information on the property including the eight-digit number in the Comparis URL
A copy of some form of official ID (e.g. ID card, residence permit or driving licence)
Proof of ownership (e.g. land register extract) or power of attorney of the owner
