Value with Comparis: from estimated price to market value of your Zug property
Zug is the cantonal capital and lies on Lake Zug. The city includes the Old Town, residential areas out to Oberwil, and the Zugerberg. Direct trains run to Zurich and Lucerne. Asking prices in the Canton of Zug are higher than in any other canton. A valuation considers the location, the property itself and its condition. This shows you where your property stands in this market.
Would you like to receive an initial reference point? With the Comparis property valuation tool, you can calculate your property’s value online, free of charge. This valuation is based on your property’s location, living space, year of construction and specified features.
Once you have completed the form, you will immediately receive an e-mail from us. Please click on the link in the e-mail to confirm your e-mail address and view the estimated worth of your home. Your information will then be passed on to the Comparis broker service as well as its partner companies. This enables them to contact you and offer an on-site, free, non-binding and professional estimation of your property’s worth.
An online assessment isn’t enough to comprehensively determine your property price: on-site valuation is necessary. Property experts from the Comparis partner network know supply, demand and price trends. They can determine a property’s fair market value by assessing various factors such as its location, its current condition and its facilities. An on-site visit is required, particularly if you are selling a multi-family house or building land. This way, important details such as location, possible uses, zone and district plans as well as building regulations can be taken into account during the valuation.

FAQ on property valuation in Zug
In Zug, the median asking price is CHF 20,890 per m². The middle half of all apartments costs between CHF 17,500 and 23,733 per m². The figure is based on 58 apartments. They were listed between October 2025 and September 2026. Only two of them were new builds.
There are too few listings to say. In twelve months, only nine single-family homes were offered in Zug. Over two years, there were 29. Comparis needs at least 30 listings for a reliable figure. For houses, value depends heavily on location, plot and view. An on-site valuation shows where your house stands.
Yes. Apartments cost less in all six neighbouring municipalities with enough listings. In Baar and Cham, prices are around 20 per cent lower. In Risch, Steinhausen and Unterägeri, the gap is 27 to 30 per cent. In Arth, in the Canton of Schwyz, prices are 46 per cent lower. Walchwil falls just short of enough listings.
Supply is small. From October 2025 to September 2026, 58 apartments and nine houses were listed in Zug. Over two years, 111 apartments came onto the market in Zug. Baar and Cham each had 137. On 1 June 2026, just 0.17 per cent of apartments in Zug were vacant. At 0.20 per cent, no canton had a lower rate than the Canton of Zug.
Your first step is the online estimate from Comparis. For this, you provide your property’s location, living space, year of construction and features. The estimate reaches you once your e-mail address is confirmed.
For a more precise value, an on-site valuation follows. It is free and non-binding, carried out by property experts from the Comparis partner network.
On site, the experts examine the structural condition, fit-out and building services. They also take the City of Zug’s building regulations into account. For houses, the plot, the view and proximity to the lake matter.
There is no cost to you. The online estimate is free. The Comparis broker service also arranges the on-site valuation free of charge and without obligation.
A carefully determined value pays off. A condominium in Zug is listed at a median of CHF 2,400,000. Even a difference of one per cent amounts to CHF 24,000.
Lake and view: Lakeside and hillside locations with lake and mountain views attract many buyers.
Location in the city: Old Town, central districts, Oberwil and the Zugerberg differ in location, construction and access.
Old Town and lakeshore: Protected buildings are subject to heritage conservation requirements. On the shore, the space reserved for the lake limits what can be built.
Transport: Direct trains run to Zurich and Lucerne. The Zug urban rail network and the A4 motorway add further links.
Little new construction: Only two of the 58 apartments offered in Zug were new. In Baar and Cham, almost one in five apartments on offer is a new build.
Tight supply: On 1 June 2026, just 0.17 per cent of apartments in Zug were vacant. At 0.20 per cent, no canton had a lower rate than the Canton of Zug.
Mortgage rates: They partly determine the price buyers are able to finance.
You need around three minutes for the online estimate. It arrives by e-mail after you have confirmed your address.
For the on-site valuation, the time needed varies with the property. A lakeside house or listed Old Town house needs more checks than a newer apartment. For a written appraisal, expect additional time.
The Federal Diploma of Higher Education for real estate appraisers is a recognised qualification. Membership of the SIV (Schweizer Immobilienschätzer-Verband) or SVIT’s chamber of valuation experts (Bewertungsexperten-Kammer SVIT) is also common. Some appraisers hold the MRICS title.
Ask about experience in the Zug area. In Baar, apartments on offer cost around a fifth less per m² than in Zug.
A valuation shows you which asking price suits the Zug market. For a mortgage, the bank values the property according to its own rules. The tax value is an official estimate by the canton, but not a sale price.
If your sale makes a profit, the City of Zug levies property gains tax. It is payable by the seller.
The rate depends on how much the value has risen per year of ownership. It ranges from ten to 60 per cent. From twelve years of ownership, the maximum rate falls. From 25 years, the maximum rate is 25 per cent.
If you replace your owner-occupied home, the tax is deferred. The deadline for the replacement purchase is generally two years.
The Canton of Zug does not levy a property transfer tax. Unless otherwise agreed, seller and buyer each pay half of the land registry fees.
Spouses, life partners and descendants pay no inheritance tax in the Canton of Zug. When an estate is divided, a valuation still provides a fair basis.
