Value with Comparis: from estimated price to market value of your Thun property

Thun lies where the Aare flows out of Lake Thun. The castle towers above the old town with its raised sidewalks (Hochtrottoirs). Thun is the only city in the Bernese Oberland. It is divided into 13 official neighborhoods, from the town center to Goldiwil and Gwatt. Depending on the location, the view extends to the lake and the mountains. The micro-location, condition and features determine the value of your property.

Would you like to receive an initial reference point? With the Comparis property valuation tool, you can calculate your property’s value online, free of charge. This valuation is based on your property’s location, living space, year of construction and specified features.

Once you have completed the form, you will immediately receive an e-mail from us. Please click on the link in the e-mail to confirm your e-mail address and view the estimated worth of your home. Your information will then be passed on to the Comparis broker service as well as its partner companies. This enables them to contact you and offer an on-site, free, non-binding and professional estimation of your property’s worth.

An online assessment isn’t enough to comprehensively determine your property price: on-site valuation is necessary. Property experts from the Comparis partner network know supply, demand and price trends. They can determine a property’s fair market value by assessing various factors such as its location, its current condition and its facilities. An on-site visit is required, particularly if you are selling a multi-family house or building land. This way, important details such as location, possible uses, zone and district plans as well as building regulations can be taken into account during the valuation.

Prices in Thun and neighboring municipalities

Comparis does not publish values for individual neighborhoods of Thun. Listings can only be assigned by postal code, not by neighborhood. The table therefore compares the whole town with its ten neighboring municipalities. It is based on listings from two years.

FAQ on property valuation in Thun

The median asking price for apartments in Thun is CHF 7,578 per m². The middle half of listings ranges from CHF 6,566 to 8,846. Single-family homes are listed at CHF 8,595 per m². That is 13 percent more than for apartments. The analysis covers 181 apartment and 62 house listings from the twelve months to September 2026. New builds account for 13.8 percent of the apartments.

Comparis does not publish values for this. Thun has 13 official neighborhoods, such as Neufeld, Dürrenast, Lerchenfeld or Goldiwil. However, listings can only be assigned by postal code. Several neighborhoods share the same postal code. A separate value for each neighborhood would therefore not be reliable. The micro-location, condition and features determine where your property sits within the town’s price range.

For apartments, mostly not. Heimberg, Steffisburg, Thierachern and Spiez are at about the same level as Thun. Uetendorf is less expensive: apartments there are 7 percent below Thun, houses 9 percent. Houses in Heimberg are also listed 6 percent lower. Hilterfingen is significantly more expensive. Apartments there are 53 percent above Thun, houses 26 percent. For four smaller municipalities, there are too few listings. The comparison uses listings from two years.

On September 30, 2026, comparis.ch listed 29 apartments and 13 houses in Thun. For the twelve months before, Comparis analyzed 181 apartment and 62 house listings. Hardly any apartments in Thun are vacant. According to the vacant dwellings count of the Federal Statistical Office, only three apartments for sale were vacant on June 1, 2026.

It all starts with the online estimate from Comparis. To get it, you record the location, living space, year of construction and features of your property. The estimate arrives as soon as your e-mail address is confirmed.

To arrive at a market-based price, property experts from the Comparis partner network visit your property. The visit costs nothing and is non-binding.

During the visit, the experts examine the building fabric, fit-out, building services and energy efficiency. The Oberland land registry office (Grundbuchamt Oberland) in Thun issues the land register extract. If a building appears in the building inventory (Bauinventar), the experts clarify the requirements with the heritage preservation authority of the canton of Bern.

Depending on the property, they work with the comparison value, the real value or the income value.

There is no charge for you. Filling in the online estimate form takes around three minutes. After you confirm your e-mail address, the estimate is sent to you.

The valuation on site is likewise free of charge and non-binding. Property experts from the Comparis partner network carry it out, and the Comparis broker service puts you in touch with them.

The sale price involves a lot of money. In Thun, the median asking price for a 4.5-room apartment is CHF 850,000. A deviation of 2 percent thus amounts to CHF 17,000.

  • Lake and mountains: A view of the lake or the mountains can raise the price of a property. How much depends on the exact location.

  • Townscape: Thun is included in the Federal Inventory of Swiss Heritage Sites (ISOS) as a site of national importance. Heritage-listed buildings are subject to conditions set by the cantonal heritage preservation authority.

  • Flood risk: Experts check plots along the Aare and the lakeshore using the hazard map. The result can affect building conditions and value.

  • House or apartment: Single-family homes are listed 13 percent higher per m² than apartments.

  • Age of the building: Excluding new builds, the median for apartments drops to CHF 7,254 per m².

  • Municipality: Even a few kilometers make a difference. In Hilterfingen, asking prices are clearly above Thun, in Uetendorf below.

  • Building regulations: The zoning plan and building regulations of the town of Thun determine what is permitted on the plot.

  • Financing: Mortgage interest rates help determine what price prospective buyers can afford.

Completing the form takes around three minutes. Once your e-mail address is confirmed, Comparis e-mails you the estimate.

The date for the visit is set together with the experts. The time needed for the checks varies with the property. A heritage-listed house in the old town usually requires more clarification than a newer apartment.

A recognized qualification is the professional examination for real estate appraisers with Federal Diploma of Higher Education. Many professionals are members of the SIV (Schweizer Immobilienschätzer-Verband), while others belong to the SVIT chamber of valuation experts (Bewertungsexperten-Kammer SVIT).

Knowing the area pays off in Thun. The old town, the lakeshore and higher-lying neighborhoods such as Goldiwil differ considerably. The neighboring area matters too: apartments in Hilterfingen are listed 53 percent higher than in Thun.

If you want to sell, you need a price that fits the Thun market. A valuation provides the basis for this. It also helps when a community of heirs or a married couple divides a property.

Do not confuse the market value with the official value (amtlicher Wert). The canton of Bern sets it conservatively for wealth tax.

When you sell, property gains tax (Grundstückgewinnsteuer) is levied on the profit and goes to the canton and the municipality. After more than five years of ownership, you pay less. For each full year of ownership, the taxable gain decreases by 2 percent, up to a maximum of 70 percent.

Are you using the proceeds to buy a new owner-occupied home in Switzerland? Then the tax is deferred to the extent that you use the proceeds for it. It is not waived.

For an inherited property, the official value at the time of inheritance may count as the purchase price.

  • Land register extract: from the Oberland land registry office (Grundbuchamt Oberland) in Thun

  • Official value: notice of the official value from the Bern cantonal tax administration

  • Planning: zoning plan and building regulations of the town of Thun, extract from the official cadastral survey

  • Plans: floor plans and floor area calculation according to SIA 416

  • Building insurance: policy from the Bern building insurer (Gebäudeversicherung Bern, GVB) with the insured value

  • Energy: cantonal building energy certificate (GEAK), if available

  • Heritage preservation: information on the building inventory (Bauinventar), if the building is heritage-listed

  • Renovations: receipts for conversions, renovations and maintenance

  • Rental: rental agreements, if the property is rented out

  • Condominium ownership: regulations, minutes of the owners’ meetings and status of the renovation fund

The more complete the documents, the more precise the valuation.
