Would you like to receive an initial reference point? With the Comparis property valuation tool, you can calculate your property’s value online, free of charge. This valuation is based on your property’s location, living space, year of construction and specified features.
Once you have completed the form, you will immediately receive an e-mail from us. Please click on the link in the e-mail to confirm your e-mail address and view the estimated worth of your home. Your information will then be passed on to the Comparis broker service as well as its partner companies. This enables them to contact you and offer an on-site, free, non-binding and professional estimation of your property’s worth.
An online assessment isn’t enough to comprehensively determine your property price: on-site valuation is necessary. Property experts from the Comparis partner network know supply, demand and price trends. They can determine a property’s fair market value by assessing various factors such as its location, its current condition and its facilities. An on-site visit is required, particularly if you are selling a multi-family house or building land. This way, important details such as location, possible uses, zone and district plans as well as building regulations can be taken into account during the valuation.

FAQ on property valuation in Lugano
Condominium sellers in Lugano ask a median of CHF 8,475 per m² of living space. A quarter of apartments are listed below CHF 6,957, a quarter above CHF 10,536. Single-family homes come to CHF 6,730 per m². The figures are based on 2,669 apartment and 926 house listings on comparis.ch. Period: October 2025 to September 2026.
The lakeside areas in the east lead the list. In Ruvigliana, apartments cost CHF 11,466 per m², 36 percent above the city median. Castagnola is 32 percent above it. The center, Viganello and Pregassona are at the city median. Barbengo, at CHF 6,512, and Pazzallo, at CHF 6,625, come last. Breganzona, Figino and Sonvico are around 15 percent below the median. The analysis covers offers from October 2024 to September 2026.
It depends on the direction. The lakeside municipalities to the south are more expensive. Apartments in Muzzano cost 29 percent more, in Morcote 22 percent more. Collina d’Oro, Melide and Paradiso are also above Lugano. To the north, prices are lower. In Capriasca, you pay 14 percent less, in Savosa 11 percent less. Houses in Vico Morcote, Morcote and Collina d’Oro cost roughly half again as much as in Lugano.
On September 30, 2026, Lugano had 1,341 apartments and 507 houses listed. A year earlier, we counted 1,270 apartments and 498 houses. Apartment supply thus grew by nearly six percent. Nationwide, it fell by just over one percent. For houses, the increase was nearly two percent, compared with nearly five percent across Switzerland. New builds make up about a sixth of the apartments on offer.
It all starts with the Comparis online estimate. You enter the address, living space, year of construction and condition. After confirming your e-mail address, you receive the estimate.
For a more precise result, property experts from the Comparis partner network inspect your property. This on-site valuation is free of charge for you.
The experts also check the city’s zoning plan (Piano regolatore). It sets out how your plot may be built on.
Depending on the property, the basis is comparable prices, income value or intrinsic value. The result is a realistic market value for your asking price.
The online estimate costs nothing and is non-binding. The on-site valuation through the Comparis partner network is free for you too.
An accurate value pays off. In Lugano, a 4.5-room apartment is listed at a median of CHF 1,190,000. A difference of just two percent amounts to around CHF 24,000.
Lake location: In Ruvigliana and Castagnola, asking prices are just over 30 percent above the city median.
View: Apartments with a view of Lake Lugano generally achieve higher prices.
District: The municipality extends into Val Colla. Prices in the mountain villages are much lower than by the lake.
Condition and age: What counts is what has been renewed, such as the roof, windows and heating. This also applies to converted rustici.
New builds: In Pregassona and Carona, almost one in three apartments on offer is new. Older properties compete with this supply.
Buyers from abroad: Buyers without Swiss residence usually need a permit (Lex Koller). This narrows the circle of potential buyers.
Transport: The Gotthard and Ceneri base tunnels connect Lugano quickly with Zurich and the rest of Ticino. Proximity to train and bus services affects value.
Mortgage rates: They influence what price prospective buyers can finance.
The online estimate takes about three minutes. Comparis e-mails you the result as soon as you have confirmed your address.
The time needed on site depends on the property. A city apartment is assessed more quickly than a rustico or a building plot. A written appraisal takes extra time.
Property appraisers do not need a state license. One mark of quality is the title Real Estate Appraiser, Federal Diploma of Higher Education. Memberships also count, for example in the SIV (Schweizer Immobilienschätzer-Verband) or in SVIT’s chamber of valuation experts (Bewertungsexperten-Kammer SVIT).
Local knowledge matters too. A rustico in Val Colla is valued differently from a lakeside apartment in Castagnola.
A valuation helps you find an asking price that fits the Lugano market. On September 30, 2026, 1,341 apartments were for sale here. Your property competes with this supply. On June 1, 2026, 1.94 percent of Lugano’s apartments were vacant.
If you sell at a profit, the Canton of Ticino levies property gains tax (imposta sugli utili immobiliari). The rate decreases with the length of ownership. It is 31 percent in the first year and 4 percent after more than 30 years.
If you buy another owner-occupied home within two years, the tax is deferred.
Within 30 days of the land register entry, you must pay a tax deposit (deposito a garanzia dell’imposta sugli utili immobiliari). This also applies if the tax is deferred because of a replacement purchase. Depending on length of ownership, it is 4 to 6.5 percent of the sale price.
Ticino has no property transfer tax. A fee is charged for the land register entry. Buyer and seller are jointly and severally liable for it.
In Ticino, spouses, descendants and parents pay no inheritance tax. When an estate is divided, however, the market value of the property counts. A valuation provides a fair basis for this.
