Value with Comparis: from estimated price to market value of your Köniz property

Köniz lies southwest of the city of Bern, borders it and covers 51 km². The municipality stretches from Wabern on the Gurten to the rural area around Mittelhäusern. Over two years, apartments in the locality of Köniz cost 24 percent more than in Niederscherli. For your property, condition, features and transport links also play a role. Would you like to receive an initial reference point? With the Comparis property valuation tool, you can calculate your property’s value online, free of charge. This valuation is based on your property’s location, living space, year of construction and specified features.

Once you have completed the form, you will immediately receive an e-mail from us. Please click on the link in the e-mail to confirm your e-mail address and view the estimated worth of your home. Your information will then be passed on to the Comparis broker service as well as its partner companies. This enables them to contact you and offer an on-site, free, non-binding and professional estimation of your property’s worth.

An online assessment isn’t enough to comprehensively determine your property price: on-site valuation is necessary. Property experts from the Comparis partner network know supply, demand and price trends. They can determine a property’s fair market value by assessing various factors such as its location, its current condition and its facilities. An on-site visit is required, particularly if you are selling a multi-family house or building land. This way, important details such as location, possible uses, zone and district plans as well as building regulations can be taken into account during the valuation.

Source: Comparis analysis of listings for sale on comparis.ch, as of September 30, 2026. Listings usually give only “Köniz” as the location. The localities are therefore assigned by postcode and the official Swiss directory of towns and cities. Localities with the same postcode count together, such as Schliern with Köniz (postcode 3098). Wabern, Liebefeld, Niederwangen, Niederscherli, Mittelhäusern and Thörishaus share their postcode with a neighboring municipality. Listings that give a neighboring municipality as the location are excluded. Thörishaus (postcode 3174) lies partly in Neuenegg. Where this information is missing, the analysis cannot separate out the Neuenegg part. The other localities include Wabern, Spiegel, Liebefeld, Gasel, Mittelhäusern and Oberwangen. The city median is the value for the entire municipality of Köniz. The neighboring municipalities are also assigned by postcode. Ueberstorf is in the canton of Fribourg. Asking prices, not sale prices. Listings published more than once count only once. Values are shown only with at least 30 listings. A new build is a listing with a year of construction from 2022 to 2030 or marked “new build”. “At city median” and “about the same” mean a difference of no more than 5 percent. Next update: April 2027.

Köniz covers 51 km², with urban and rural parts. Whether a plot lies in the building zone has a strong impact on its value.

The land register extract comes from the Bern-Mittelland land registry office (Grundbuchamt Bern-Mittelland) in Ostermundigen.

The Comparis online estimate is free and non-binding, for houses as well as apartments. You complete the form in around three minutes. The estimate follows by e-mail after you have confirmed your address.

A valuation shows you which asking price matches the market in Köniz. It also helps in an inheritance division or a divorce. For a sale in the canton of Bern, the following applies as of October 2026:

  • Property gains tax: The canton and the municipality tax the profit from the sale. The profit is the proceeds minus the purchase price and value-enhancing expenses.

  • Length of ownership: After five years of ownership, the taxable gain decreases by 2 percent per year. The reduction is capped at 70 percent. If you sell before five years of ownership, the tax is higher.

  • Replacement purchase: Are you selling your owner-occupied home and buying a new one in Switzerland? Then the tax is deferred, but not waived.

  • Inherited property: The official value (amtlicher Wert) at the time of inheritance counts as the purchase price. Alternatively, the previous owners’ investment costs can be used.

  • Property transfer tax: It amounts to 1.8 percent and is paid by the buyer. If the buyer uses the property as their main residence, no tax is due on the first CHF 800,000 of the purchase price.

  • Official value: It is used for wealth tax and is not a sale price.

The purchase contract is notarized by a notary listed in the canton of Bern’s register of notaries (Notariatsregister).

  • Land register extract: from the Bern-Mittelland land registry office (Grundbuchamt Bern-Mittelland) in Ostermundigen, with easements

  • Official value: notice of the official value from the Bern cantonal tax administration

  • Plans: floor plans with floor areas according to SIA 416 and an extract from the official cadastral survey

  • Zone: zoning plan and building regulations of the municipality of Köniz

  • Building insurance: policy from the Bern building insurer (Gebäudeversicherung Bern, GVB)

  • Energy: GEAK, Minergie certificate or details of the heating system

  • Permits: building permits and special permits (Ausnahmebewilligungen) for conversions and extensions

  • Renovations: overview of maintenance and renovations in recent years

  • Rented properties: lease agreements and rent roll

  • Condominium ownership: regulations, ownership quotas and renovation fund balance

With complete documents, the estimate is more precise.
