Per 1. oder 2. Juni 2026 suchen wir Nachmieter für diese im Jahr 2024 komplett sanierte Wohnung (ca. 55 m²) im 2. Obergeschoss. Die Wohnung liegt in einer ruhigen Seitenstrasse im Industriequartier, nur wenige Gehminuten vom Limmatplatz und Hauptbahnhof entfernt.



* **Ausbau:** Neu in 2024 - wir waren Erstmieter nach Renovierung. Heller Fussboden, moderne Küche mit Geschirrspüler und Mikrowelle. Badezimmer und Toilette getrennt. Eigene Waschmaschine und Trockner.Geräumiges Schlafzimmer mit Platz für Schreibtisch. Offene Küche mit Wohnzimmer und Essbereich.
* **Lage:** 7 Minuten zu Fuss zu HB und Europalle. Exzellente Anbindung (Bus Röntgenstrasse vor der Tür) und Nähe zu Cafés (Gelateria di Berna, Kaffe Noir), Restaurants (Lillys, Yume Ramen, Co ChinChin, Le Cusine, ....) dem Riff Kino und Bars. Keine 10 Minuten zum Lettnbad oder Josefwiese/Viadukt. Es ist leise, man hört weder die Gleise noch die Langstrasse. Die Strasse is von 22-6 Uhr Verkehrsberuhigt.
* **Übernahme:** Die Wohnung wird inklusive 1 Jahre alten Möbeln übergeben (Schlafsofa, Sessel, Bett, Schreibtisch, Esstisch, Regale, Kommode etc.). Der Übernahmepreis beträgt **CHF 2'500.**.
* **Einzug:** Nach Vereinbarung am 01.06. (abends) oder 02.06.2026.

* **Besonderes:** Da wir ein sehr gutes Verhältnis zur Vermieterin pflegen, suchen wir explizit nach freundlichen Nachmietern, die ein langfristiges Zuhause suchen und die Wohnung wirklich schätzen. Die neuen Mieter im Haus sind v.a. Paar Mitte 30.

As of June 1st or 2nd, 2026, we are looking for new tenants for this apartment (approx. 55 m²) on the 2nd floor, which will be completely renovated in 2024. The apartment is located in a quiet side street in the industrial district, just a few minutes' walk from Limmatplatz and the main train station.



* **New renovated in 2024 -** we were the first tenants after renovation. Bright floors, modern kitchen with dishwasher and microwave. Bathroom and toilet separated. Own washing machine and dryer.Spacious bedroom with space for desk. Open kitchen with living room and dining area.
* **Location**: 7 min to HB or Europalle. Excellent connections (Roentgenstrasse bus in front of the door) and proximity to cafes (Gelateria di Berna, Kaffe Noir), restaurants (Lillys, Yume Ramen, Co ChinChin, Le Cusine, ....) the Riff cinema and bars. Less than 10 min to Lettenbad and Josefwiese/Viaduct. It's quiet, you can't hear the tracks or the long road. The street is traffic-calmed from 10 p.m. to 6 a.m.
* **Takeover**: The apartment will be handed over including the one year old furniture. (Sofa bed, armchair, bed, desk, dining table, shelves, chest of drawers etc.). The price is CHF 2,500..
* **Move in:** By appointment on June 1st. (evening) or June 2nd, 2026.
* **Profile**: 1-2 working non-smokers (rent < 33%="" of="" income),="" no="">

Since we have a very good relationship with the landlord, we are explicitly looking for friendly new tenants who are looking for a long-term home and really value the apartment. In the house most new tenants are couples in their 30s.
