Generally speaking, an early exit from a fixed-rate mortgage is only possible if the property is sold. In the event of early termination, an early repayment charge may apply. This may be in favour of or at the expense of the borrower. How high the early repayment charge is depends on three factors:

  • How long is the remaining term of the mortgage?

  • How high is the agreed interest rate?

  • How high is the current interest rate?

Information
Prerequisites:

  • You are taking out financing with UBS for your energy-efficient real estate in Switzerland for the first time (applies to owner-occupied existing properties or new-builds, including holiday properties).

  • A property is considered energy efficient if it has one of the following energy certificates: Minergie® or a Cantonal Energy Certificate for Buildings class A/B badge with date of issue within the last 10 years.

  • The total financing of your property is with UBS.

  • Financing is carried out within the framework of UBS’s customary standards for property financing.

  • For new-builds, the definitive energy certificate must be submitted within two years of taking out the mortgage. Otherwise, the interest rate reduction of 0.40% will cease immediately.

  • Additional interest discount eco-bonus only for planned renovations that lead to a Minergie® certificate or Cantonal Energy Certificate for Buildings class A/B badge or for a renovation in which at least 50% of the renovation work is carried out as part of energy-related measures.
