**Deutsch:**
Vier separate Zimmer mit Türen, hohen Decken und Fischgrätparkett, im 4. OG eines Mehrfamilienhauses, das seit 1910 steht und dessen Charakter rechtlich geschützt ist.

**Die Wohnung**
Vier Zimmer auf 90 m², alle separat und mit originalen Kassettentüren voneinander getrennt. Ein Esszimmer, ein Wohnzimmer, ein Schlafzimmer und ein viertes Zimmer, das sich als Arbeits-, Gäste- oder Musikzimmer nutzen lässt.

Das Esszimmer ist der Mittelpunkt: raumhohe Täferung, Stuckdecke, ein Kristallleuchter und eine französische Fenstertür mit ornamentierten Oberlichtern, welche den Weg zum Balkon ermöglicht. Vom Esszimmer geht der Blick in einer Achse durch bis in die Küche.

**Das Licht**
Dies ist die hellste Wohnung im Haus. Sie liegt zuoberst, und gegenüber steht kein Wohnhaus, sondern eine Kirche. Das schafft Distanz, wie man sie im Kreis 5 selten hat: kein Gegenüber, das Licht oder Aussicht wegnimmt, und keine Fenster, die in Ihre schauen. Die helle Kirchenfassade wirft das Sonnenlicht zusätzlich zurück. An klaren Tagen wirkt sie wie eine zweite Lichtquelle.

Morgens und Abends fällt die Sonne auf den Balkon: genug Platz für zwei bis drei Personen, ein paar Töpfe und den ersten Kaffee des Tages. Abends färbt sich das Viadukt in Rot und Orange.

Das Fensterglas ist leicht wellig. Beim Blick nach draussen fällt das nicht auf. Scheint aber die Sonne hindurch, zeichnet es feine, sich verschiebende Muster auf Wände und Parkett.

**Das Haus**
Die Liegenschaft an der Heinrichstrasse 135 wurde 1910 erstellt und 2021 in Zusammenarbeit mit der Denkmalpflege komplett saniert. Sie ist als kommunales Schutzobjekt eingestuft. Originalfenster, Rollläden mit ihren ornamentierten Kästen und der zeittypische Innenausbau sind erhalten geblieben, was in dieser Vollständigkeit selten ist.

Auf der Rückseite gehört ein Garten zum Haus, den die Mieterinnen und Mieter nutzen dürfen.

**Die Sanierung**
Die Wohnung wurde nicht modernisiert, sondern im Stil ihrer Entstehungszeit wiederhergestellt, mit Materialien und Handwerk, die dem Original entsprechen:



* **Fenster** von Hand restauriert und zugleich doppelt verglast. Der historische Charakter bleibt, die Wärmedämmung entspricht heutigen Ansprüchen.
* **Bad** komplett von Traditional Bathrooms, einem Haus, das seine Badobjekte bis heute in kleinen englischen Manufakturen fertigen lässt. Die Armaturen werden in den Midlands von Hand gegossen, geschliffen und poliert und entsprechen ihren historischen Vorbildern bis ins Detail. Dazu eine freistehende Badewanne auf Füssen.
* **Küche** als Schreinerarbeit einzeln angefertigt, mit Kühlschrank und Rangecooker von Smeg, der Herd mit Induktionskochfeld.
* **Feinsteinzeug-Bodenplatten** aus der Victorian Floors Collection von Winckelmans, seit der Jahrhundertwende nach denselben Vorlagen produziert. Die Muster werden nicht gedruckt, sondern aus einzelnen Achteckplatten und Einlegern von Hand zusammengesetzt: in der Küche in Rot und Creme, im Bad in den Farben der Stadt Zürich.
* **Heizkörper** in historischer Gliederbauweise statt moderner Flachheizkörper.

**Lage**
Tram 4, 6 und 13 halten an der Quellenstrasse, 1 Gehminute entfernt. Coop am Röntgenplatz und Migros am Limmatplatz in 2 respektive 5 Gehminuten, der Hauptbahnhof in 4 Minuten mit der Tram. Das Viadukt mit seinen Läden und Lokalen, die Limmat und die Josefwiese liegen in Gehdistanz.

**Zur Vermietung**
Ich suche Mieterinnen und Mieter, die den Charakter des Hauses schätzen und langfristig bleiben möchten. Die Wohnung eignet sich gut für ein Paar oder eine Einzelperson, die Wert auf getrennte Räume legt.

**English:**

**The apartment**
Four rooms across 90 m², each separate and divided by original panelled doors. A dining room, a living room, a bedroom, and a fourth room that works as a study, guest room or music room.

The dining room is the centre of it: full-height panelling, a stucco ceiling, a crystal chandelier, and a French window door with ornamented transom lights leading out to the balcony. From here the view runs in a straight line through to the kitchen.

Numerous built-in cupboards, some original, some added, hold what would otherwise need furniture. Across 90 m² that makes a noticeable difference.
The kitchen is English country in character: red and cream floor tiles, shaker cabinetry with chrome cup pulls, a glass splashback and a bridge tap with cross handles.

The apartment is let furnished on an open-ended lease, with a minimum term of 12 months. A longer tenancy is expressly welcome.

**The light**
This is the brightest apartment in the building. It sits at the top, and what stands opposite is not another apartment block but a church. That gives you something rare in Kreis 5: nothing facing you to take away light or view, and no windows looking into yours. The pale church façade also throws the sunlight back. On clear days it works as a second light source.

Morning and evening, the sun reaches the balcony: room enough for two or three people, a few pots, and the first coffee of the day. In the evening the Viadukt turns red and orange.

The window glass is slightly wavy. Looking out, you don't notice it. But when the sun comes through, it draws fine, shifting patterns across the walls and the parquet.

**The building**
Heinrichstrasse 135 was built in 1910 and completely restored in 2021 in cooperation with the city's heritage office. It is listed as a protected building. The original windows, shutters with their ornamented casings, and the period interior joinery have all survived, rarely this completely.

There is a garden at the rear of the building for the use of the tenants.

**The restoration**
The apartment was not modernised but restored in the style of its own period, using materials and craftsmanship that match the original:

Windows restored by hand and double glazed at the same time. The historic character stays, the insulation meets present-day standards.

Bathroom entirely by Traditional Bathrooms, a house that still has its bathroom pieces made in small English manufactories. The fittings are hand-cast, ground and polished in the Midlands and match their historic originals down to the detail. With a freestanding bath on feet.

Kitchen individually built by a joiner, with Smeg fridge and Smeg range cooker, the hob induction.
