Je cherche un(e) repreneur(se) pour mon appartement de 2 pièces situé à Florissant-Malagnou, dans un quartier résidentiel calme et agréable de Genève.

L'appartement, d'environ 32 m², est situé au 2 étage avec ascenseur et a été très bien entretenu. Il bénéficie notamment d'un joli balcon donnant sur le jardin et la verdure.

Emplacement très pratique et très bien desservi :
à proximité immédiate de MSC
environ 5 minutes à pied de Migros Rieu
environ 5 minutes à pied de Coop Florissant
plusieurs lignes de bus à proximité
le centre-ville de Genève est accessible en seulement 10 minutes en bus et environ 25 minutes à pied

L'appartement se compose de :
une entrée spacieuse et carrée avec un grand placard mural à deux portes
une salle de bains avec baignoire et WC, ainsi que de nombreux meubles et espaces de rangement autour du miroir
une chambre lumineuse avec fenêtre et grand placard mural intégré
une cuisine habitable et entièrement équipée avec lave-vaisselle, four, hotte, réfrigérateur et compartiment congélateur

L'immeuble dispose d'une buanderie commune avec un créneau réservé une fois par semaine. Le jour et l'horaire sont à convenir avec le concierge en fonction des disponibilités. J'ai actuellement le créneau du mardi de 13h00 à 22h00, mais d'autres jours ou créneaux, y compris le matin, peuvent être disponibles.

Un service de concierge est également présent dans l'immeuble, avec notamment la possibilité de réceptionner le courrier et les colis en cas de besoin.

Loyer : CHF 2'250/mois, charges comprises, sans décompte annuel de charges.

Disponible fin novembre (date exacte à convenir).

Appartement prévu pour une personne seule.
Animaux non admis.

Possibilité de reprendre également une place de parking intérieure dans l'immeuble pour CHF 250/mois. La place de parking n'est pas comprise dans le loyer et fait l'objet d'un contrat séparé auprès d'une régie différente. Si la personne qui reprend l'appartement est intéressée, je pourrai la mettre directement en contact avec la régie qui gère le parking.

Il s'agit d'une reprise de bail. Le contrat de location de l'appartement est conclu directement avec la propriétaire, sans régie intermédiaire.

I am looking for someone to take over the lease of my 2-room apartment located in Florissant-Malagnou, in a quiet and pleasant residential area of Geneva.

The apartment is approximately 32 m², located on the 2nd floor with elevator, and has been very well maintained. It also features a lovely balcony overlooking the garden and greenery.

Very convenient location with excellent public transport connections:
very close to MSC
approximately 5 minutes' walk from Migros Rieu
approximately 5 minutes' walk from Coop Florissant
several bus lines nearby
Geneva city centre can be reached in only around 10 minutes by bus and approximately 25 minutes on foot

The apartment includes:
a spacious square entrance hall with a large built-in double wardrobe
a bathroom with bathtub and WC, as well as plenty of cabinets and storage space around the mirror
a bright bedroom with a window and a large built-in wardrobe
a fully equipped eat-in kitchen with dishwasher, oven, extractor hood, refrigerator and freezer compartment
an integrated dining area with a table and three chairs, which are part of the apartment and will remain
a living room
a balcony overlooking the garden and greenery
a private cellar

The building has a shared laundry room with a reserved weekly laundry slot. The day and time can be agreed with the concierge depending on availability. My current slot is Tuesday from 1:00 pm to 10:00 pm, but other days and time slots, including mornings, may be available.

A concierge service is also available in the building, including the possibility of receiving mail and parcels when needed.

Rent: CHF 2,250/month, all charges included, with no annual service-charge adjustment.

Available at the end of November (exact date to be agreed).

The apartment is intended for one person only.
Pets are not allowed.

There is also the possibility of taking over an indoor parking space in the building for CHF 250/month. The parking space is not included in the rent and is subject to a separate contract managed by a different property agency. If the person taking over the apartment is interested, I can put them directly in contact with the agency managing the parking space.

This is a lease takeover. The rental contract for the apartment is concluded directly with the owner, without an intermediary property management agency.
