Advertise your home: 6 tips for your online listing

Are you planning to rent out or sell your property? People seeking an apartment have to trawl through thousands of online property listings. Comparis has put together the most important tips to make your listing stand out.

1. Write a catchy title

Think about what impressed you most when you saw the apartment. Emphasize these advantages, such as the price, interior features and location. You can also target certain groups with your ad, for example “Suitable for singles/students/families”.

List more than just plain facts, and appeal to emotions. Instead of “Flat in central location”, use something like “Dream home in the heart of the city”. Appealing adjectives such as sunny, green, quiet, lively, modern, classic, charming or child-friendly also enhance your apartment listing.

2. Provide important basic information

These eight facts influence property seekers the most when reading a listing:

  • Monthly rent with or without ancillary costs, deposit

  • Number of rooms

  • Living space in square metres

  • Additional useful space: basement, attic, balcony and garage

  • Location and transport links

  • Move-in date

  • Interior furnishings

  • Floor plan (if available)

3. Write an informative text

Praise your apartment in the description – remember you’re advertising the property. Provide details and expand upon the basics. However, be careful not to exaggerate. Exaggerated claims often make potential buyers or tenants suspicious of the listing.

4. Specify as many criteria as possible

Whether it’s the balcony, garage, central or floor heating: many property seekers filter their search results by specific criteria. To avoid having your listing get filtered out, you should provide as much information as possible.

5. Show your apartment in the best light

Listings with pictures receive more clicks than those without. In addition, it’s these photographs that give people seeking a property a first impression of the apartment. Therefore you should pay particular attention to the cover photo.

  • Take photographs in the daytime. This makes the rooms appear bright and welcoming. Exterior views are best in sunlight.

  • It’s especially worth including images of the kitchen, living room, bedroom, balcony, window with view of open space and the front of the building.

  • Tidy up the apartment beforehand.

  • Also show the floor plan. The labels should be easily readable.

  • Picture files should not be too large.

Caution with exaggerations: if the apartment does not match the description, people will be put off when they come to view it.

6. Making contact: respond to enquires

In addition to an email address, you should also list a telephone number. Regularly check your emails and voicemail. Call back right away and write down the contact information of the person interested.
