    Advertising an apartment: six tips for your online listing

    Are you planning to rent out or sell your property privately? People seeking an apartment have to trawl through thousands of online property listings. Comparis has put together the most important tips to make your listing stand out.

    Think about what impressed you most when you saw the apartment. Highlight these advantages, such as the price, interior features and location. You can also make sure the ad targets certain groups: “For singles/students/families”.

    List more than just plain facts, and appeal to emotions. Instead of “Flat in central location”, use something like “Dream home in the heart of the city”. Appealing adjectives such as sunny, green, quiet, lively, modern, classic, charming or child-friendly also enhance your apartment listing.

    These eight facts influence property seekers the most when reading a listing:

    • Monthly rent with or without ancillary costs, deposit

    • Number of rooms

    • Living area in square metres

    • Additional usable area: basement, attic, balcony, garage

    • Location and transport links

    • Move-in date

    • Facilities

    • Floor plan (if available)

    Praise your apartment in the description – remember you’re advertising the property. Provide details and expand upon the basics. However, be careful not to exaggerate. Exaggerated claims often make potential buyers or tenants suspicious of the listing.

    Whether it’s a balcony, a garage, central or underfloor heating: many home-seekers filter their search results using specific criteria. To avoid your listing being filtered out, you should provide as much information as possible.

    Listings with pictures receive more clicks than those without. In addition, it’s these photographs that give people seeking a property a first impression of the apartment. Therefore, make sure the main photo is a particularly good one.

    • Take photographs in daylight. This makes the rooms appear bright and welcoming. Exterior views also appear best in sunlight.

    • It’s especially worth including images of the kitchen, living room, bedroom, balcony, window with a view of a green space, and the front of the building.

    • Tidy up the apartment beforehand.

    • Also include the floor plan. The labels should be easily readable.

    • Picture files should not be too large.

    Caution when it comes to over-embellishing: if the apartment does not match the description, people will be put off when they come to view it.

    In addition to an email address, you should also list a telephone number. Regularly check your emails and voicemail. Call back right away and write down the contact information of the person interested.

    FAQs on the subject of advertising privately

    The listing appears on the Comparis website, on our real estate app, and is automatically sent to people who may be interested via email.

    Comparis checks every listing in advance for completeness and reliability. This is usually done within one working day. You will receive an email as soon as your listing has been successfully reviewed and published.

    By reviewing listings, Comparis ensures that the information published is secure, comprehensive and meaningful for our users. Fraudulent listings, decoy offers, properties located abroad and informal arrangements are generally not accepted.

    Did the review reveal that your listing contains misaligned images, photos of people, or misleading content? Then we will inform you of the necessary corrections. Once Comparis has reviewed the changes, we will publish your listing.

    Listing your property is free of charge. Simply create a user account to do this.

    We automatically deactivate listings after 40 days. We’ll contact you in good time via email to remind you that your listing will soon be deactivated. If you wish, you can extend your listing with just one click.

    You can deactivate your listing at any time in your user account. To do this, follow these steps:

    • Open link

    • Click on the “Login” button in the top right

    • After logging in, click on the “Login” button again

    • Click on “My user account”

    • Click on the “Deactivate listing” icon

    This will deactivate your listing on the Comparis website and property app. All your information will remain archived in your user account. This allows you to republish your property listing for free at a later time.

    Note: deleting your account will not end your listing. If you want to delete your account, you should deactivate all listings beforehand.

    You decide how interested parties can get in touch with you. By default, interested parties can reach you via a contact form. You will then receive an email from Comparis containing the contact details and the message of the interested person. Your own email address will not be published at any time.

    In addition, you can specify a telephone contact (name and telephone number) for viewings. This information appears in the published listing under “contact for viewings”.

    Note: any contact details that you provide directly in the description of the property are publicly visible.

    You can edit or deactivate your listing at any time. To do this, log in to your user account.

    The images will appear on the listing in the order you upload them. The first uploaded image is therefore the cover image. You can then change the order of the images.

    You can deactivate your listing at any time in your user account and republish it with just one click whenever you like. All information will remain archived in your user account.

    You can publish an unlimited number of property listings – free of charge and with no minimum term.
