1. Explanations of rating The Comparis rating assesses the advertised rent and helps to better estimate the attractiveness of the offer.
Target price and saving potential
The target price for the advertisements is calculated by comparis.ch. It complies with the average price for comparable objects in the same postcode region, which are advertised on the Internet. The target prices calculated by comparis.ch are target prices that can vary strongly depending on condition and finishing standard of the flat.
The saving potential shows how much lower the rent of the advertised property is compared to the target price.
Comparis rating
The Comparis rating assesses the price-related attractiveness of the rent offer compared to the average target price, according to the Swiss school marking system. If the selling price complies with the target price, this advertisement receives a mark of 4.5 (satisfactory). The cheaper an offer, the better the Comparis mark

2. Method The rating of the prices of the property on offer is based on a statistical model developed by ETH scientist Andreas Keller. comparis.ch additionally carried out comprehensive data surveys on the property offered online. With the help of this data, the property is individually rated. Currently, only rented flats are rated.
Criteria such as postal code, residential space and - if provided clearly by the data - also balcony, elevator, terrace and fireplace are regarded. Special characteristics of an object such as e.g. special finishing or location cannot be considered by comparis.ch in the calculation, as such kind of data cannot be drawn from the available data.
